Residential projects that need building permit:

Construction of any structure occupying an area greater than 10 sq. metres (108 sq. feet), or a structure that contains plumbing. Also, construction of a detached accessory structure (such as shed) that measures greater than 15 sq. metres (161 sq. feet) in area, or is more than 1 storey in building height, or contains plumbing. A deck more than 24 inches above grade and interior structural alterations need a permit as well. Among other projects that need permits are new fireplaces or wood stoves, dormers or finishing of attic space, new or alterations to windows or doors, such as increasing the opening size, creation of additional dwelling units (such as duplexing), etc.

The fee for demolition is $0.16 per sq. foot (min$194)

Fees

There is a file on their website listing fees related to a variety of projects. Among them are:

* Residential renovations (detached;Semi;Row;Townhouse;Duplex): $0.47 per sq. foot (min $126) plus the rebate fee of $250 that will be automatically reimbursed after construction is over.

* Residential renovations (other): $0.47 per sq. foot (min $126), plus an additional fee of $10/$1000 construction cost (min $1000 max $5000)

* Structural Work (repairs/alterations/upgrades): $21.86/1000$ construction cost (min $126) plus an additional fee of $10/1000$ construction cost (min $1000 max $5000)

Required documents

Relevant application form, designer information form (if applicable, because home-owners could also apply for a permit without hiring a designer), and project information. If trusses are proposed, it has to be approved by a professional engineer. For new construction and additions, or when there are more than 6 bedrooms in the project, HVAC info and mechanical summary form need to be provided.

- 10-day processing time for new, additions to, and renovations in houses

- cross connection control: The City of Cambridge requires that all buildings (except some residential properties) be equipped with backflow prevention devices, which are mechanical devices that prevent water from flowing backwards from the building into a water supply. These devices need to be maintained and tested regularly by a certified backflow prevention device tester licensed by the City of Cambridge.
