Residential projects that need building permit:
Construction of any structure occupying an area greater than 10 sq. metres (108 sq. feet), or a structure that contains plumbing. Also, construction of a detached accessory structure (such as shed) that measures greater than 15 sq. metres (161 sq. feet) in area, or is more than 1 storey in building height, or contains plumbing. A deck more than 24 inches above grade needs a permit as well.
Demolitions
If the structure has any residential units, a demolition control agreement must be completed. The fee for demolition application is $95, plus rebate and engineering fee (if applicable). Note that demolition tracking sheets with all sign-offs must be completed too. For residential demolition, pre-grading and post-grading plan must be prepared by a professional engineer, Ontario land surveyor or CET.
Fees
Shed and deck $95; carports and garages $95 plus $250 rebate fee
Load-bearing wall removal $95 plus $250 rebate fee
Interior alterations and basements $0.37 per sq. foot (min $95) + $250 rebate fee
New construction and additions $1.07 per sq. foot plus rebate fee of $250 (additions) and $500 (new homes). Rebate fee is automatically refunded when the final building inspection is approved
Other potentially applicable fees for new homes include a damage deposit fee, a stormwater management fee, and development charges
Duplex and granny flats $0.37 per sq. foot plus $250 rebate fee
Required documents
Relevant application form, designer information form (if applicable, because home-owners could also apply for a permit without hiring a designer), and project information. If trusses are proposed, it has to be approved by a professional engineer. For new construction, additions if they add more than 25% existing heated area, and when there the proposed secondary units have a separate heating systems, HVAC info, energy efficiency, and heat gain/loss calculations need to be provided.
