Residential projects that need building permit:
Construction of any structure occupying an area greater than 10 sq. metres (108 sq. feet), or a structure that contains plumbing. Also, construction of a detached accessory structure (such as shed) that measures greater than 15 sq. metres (161 sq. feet) in area, or is more than 1 storey in building height, or contains plumbing. A deck more than 24 inches above grade needs a permit as well.
Demolitions
First, obtain 'demolition control approval' with the fee of $595 for a single building and $270 for each additional building. A source water protection plan document is required at this stage. After the approval is granted, apply for demolition permit with the fee of $84 (less than 10,000 sq. feet of demolition), $224 (10,000-20,000 sqf), or $300 (greater than 20,000 sqf). Note that a professional engineer has to undertake project's general review in specific circumstances.

Required documents
Relevant application form, designer information form (if applicable, because home-owners could also apply for a permit without hiring a designer), and project information. If trusses are proposed, it has to be approved by a professional engineer. For new construction and additions, or when there are more than 6 bedrooms in the project, HVAC info and mechanical summary form need to be provided.
Other notes
- 10-day processing time for new, additions to, and renovations in houses
- if your house falls within floodplains across the region, a separate approval is needed (from GRCA)
- if more than 4 units are proposed, the application becomes 'non-residential' / 'commercial'
